Delivering planned and major works

mhs commercial services has amassed a wealth of experience in delivering planned and major works partnerships to the highest level. Through its unique operating division, mhs construction, it has not only pro-actively assisted many Kent-based Social Housing landlords and local authorities to achieve the Government led fitness standards, but has also played an important part in helping them develop their corporate strategies and primary objective, namely to deliver Decent Homes by 2010.

Whilst many organisations can boast their working involvement in this initiative, few can display a proven track record for delivery. mhs commercial services' initiative goes beyond the conventional model of Client/Contractor relationship and focuses on resident involvement and promoting the issue of a sustainable environment.

Our central focus, as being part of one of Medway’s largest independent landlords, has helped design our working practices to ensure resident involvement at all stages of execution, building on the belief that empowerment of residents builds better communities. To further augment our ability to deliver and as a direct result of being part of the South East Procurement Consortium, all our partners benefit from a tried and tested procurement regime where "best value" can be monitored nationwide. In our opinion, these ideals are of fundamental importance to delivering a true partnered approach to procurement.

"Best Value"

mhs commercial services is at the forefront of the South East Procurement Consortium, an initiative set up in direct response the ODPM’s Housing Efficiency agenda. This initiative has provided invaluable peer evaluation and service comparison across 74,000 managed properties within the local geography. As part of our commitment to this endeavour we have introduced resident training workshops within our projects to further develop the process integration.

The agreed aims of the group members:

  • To set up a procurement and training consortium in line with the recommendations of the ODPM Housing Efficiency Guidance.
  • To demonstrate considerable efficiency savings by membership of the consortium.
  • To buy materials and procure planned maintenance and improvement contracts for social housing providers across the southeast. The majority of the works will be to assist organisations to achieve decent homes compliance and decent homes plus standards.
  • To support training and local employment and regeneration initiatives that will ensure there are sufficient labour resources to meet the demand for such works and that the standards qualifications and conditions of the workforce are maintained.
  • To ensure quality of delivery.
  • To become a significant economic force in the local economy and support initiatives to reduce unemployment and build sustainable communities.
