Mutual Exchanges
A mutual exchange is where you swap your home with another
tenant if you have a Protected or Assured Tenancy. You can swap
your home with another tenant of mhs homes, another housing
association tenant or a local council tenant who agrees to exchange
their home with yours, providing you have the landlords
permission.

Both landlords must approve the exchange. Permission may be
refused for the following reasons:
- there are rent arrears or ongoing nuisance issues
- the property is too large or small for the needs of the
family
- the property has been adapted for a disabled person and the new
tenant does not need the adaptation
When you exchange you take on the terms of the tenancy of the
person you are swapping with. You also take the property in its
current condition, we will not decorate the property during the
exchange although we will carry out any work that we are
responsible for. It is advisable that you inspect the property
before you agree to the mutual exchange.
It is also necessary for a gas safety check to be carried out
before your mutual exchange application is authorised.
If you are a protected tenant, you will keep the right to a
protected rent, if you exchange with another mhs homes tenant. If
you are not a protected tenant, you will not gain rights such as
the right to buy or protected rent by carrying out a mutual
exchange. Please ask us about your rights before you apply to carry
out a mutual exchange. The HomeSwapper website holds details
of other tenants wishing to exchange and will assist in matching
your requirements.

Once you register your details online of your current home
(including bed-size, floor-level and area) together with what
you're looking for. The computerized system then looks for the best
possible matches. It is then up to you as the applicant to contact
the other member and arrange to view the home.
