Gas safety checks
mhs homes is under a strict
legal obligation to regularly check the condition of gas appliances
and gas pipework in the interests of safety of residents. People
die every year as a result of poorly maintained gas installations
which could result in carbon monoxide poisoning.
Swale Heating carry out the gas safety checks on our behalf and
will make contact with you several weeks prior to the expiry of
your current Gas Safety Certificate. Swale Heating will make
every effort to carry out the gas safety check at your convenience
by offering either an AM, PM, early evening or Saturday morning
appointment.
Please be advised that if
you do not respond to the notice left by Swale Heating your tenancy
will be at risk and you may lose your right to occupy your
home.
Failure to keep your
appointment will result in mhs homes issuing you with a NOTICE OF
SEEKING POSSESION.
If you fail to respond to
the NOTICE OF SEEKING POSSESION mhs homes will authorise possession
proceedings which could result in you losing your home and having
to pay all courts costs.

Gas cookers in flats or multi-user dwellings
Gas Safety Regulations
On 1st January 2008 new regulations from Gas Safe Register
(formerly CORGI) to its members stated that all gas cooking
appliances installed in flats (also can be referred to as multi
user dwellings or shared occupancy buildings) will be required to
have a flame failure supervision device.
What is flame supervision?
A gas safety system that cuts the supply if the flame goes out
or becomes unstable
What does it mean for mhs homes residents?
If you live in a flat (or multi-user dwelling) any new gas
cooker will need to be fitted with a flame supervision device
(FSD). The company that you purchase this from will be able
to advise you on the correct cooker.
What about my existing cooker - will it have to be
changed?
The check is undertaken by a Gas Safe Engineer (Swale Heating
Ltd). You will receive a copy certificate which will classify your
cooker as "Not To Current Standards". This does not mean that the
appliance needs to be changed immediately but is to advise you, the
consumer, that when you need to change your appliance you will need
to purchase a model with a Flame Supervision Device fitted.
Gas appliance safety
In the coming next six months Swale Heating will be fitting
carbon monoxide alarm during the annual safety inspection visit to
your home where you have an open flued appliance. If you have
an open flued appliance it will generally be a gas fire or a gas
back boiler (normally situated in your lounge).
The detector comes with a user manual out lining the use and
what to do should it be activated . There is a replacement date on
the detector face and will be replaced by mhs homes shortly before
that date providing the appliance is still in use . Your gas
safety check will continue to be undertaken as normal every year
and it is important that access to your home is provided when
requested by our contractor.
