Tenants Guide to ASB

Our aim is to deal quickly, sensitively and robustly with complaints of anti social behaviour. To improve residents quality of life, making sure their neighbourhood is a safe, secure place where people want to live.

mhs homes will do this by using preventative methods where appropriate or by enforcing the tenancy conditions where necessary.

Our objectives are to

  • Support the complainant
  • Deal with the complaint promptly whilst maintaining a degree of confidentiality
  • To take early steps to intervene
  • Work in partnership with other agencies, sharing information where necessary
  • Ask the complainant to show us that they have tried to resolve the issue themselves by talking to the perpetrator
  • Complete an action plan with the complainant
  • Keep the complainant updated as to the progress of their case
  • Ensure all staff are adequately trained in dealing with anti-social behaviour

Our Procedure

mhs homes will in the first instance expected you to try and resolve the issue yourself, by talking to the person. They may not be aware that their actions are affecting you, and talking to them could resolve the problem.   

This may not be appropriate if the issues are of harassment, intimidation or violence, where we would advise that you contact the police straight away

  • If the issues remain unresolved, then you can call us to discuss the situation. You can also contact Medway Mediation for their assistance.
  • All cases of anti social behaviour are given a reference number and allocated to one of the asb team to investigate. They will contact you within 72 hours to discuss your complaint.
  • Together you will assess the situation and agree and action plan, detailing what we will do, but also what we need form you.
  • We will contact the perpetrator within 5 days to get their side of the story, advise them of the impact that their behaviour is having and the potential outcomes should they continue.
  • If the case is serious we may decide to take legal action, however we do need good evidence to present at court. You will usually need to attend court to give evidence of the behaviour and how it impacted on you. We will not apply if our solicitor thinks the evidence is not good enough or if there is more appropriate action.
