Living provides a fast and efficient letting service aiming
to make the process of finding a new rental home as stress free as

What do we do
- Working with mhs homes the department let and manage
approximately 120 properties for private rent. These range in
size from one to three bedroom homes. Our properties are
currently spread over the Medway area, but with plans to grow
this amount over the next three years we look forward to offering a
greater choice of properties and location for our
customers.

ownership schemes. Working with our marketing agents Stagnell Fox

customers interested in owning a share of their home can get advise
about who qualifies for the scheme as well as guidance through
the application and purchasing process
- Staircasing and the resales of shared ownership
properties sold by Heart of Medway and mhs homes. Staircasing
allows shared ownerhsip customers to change their equity share in
the property. Typically customers will increase their equity share
which dedcreases the rent charged on the unpurcahsed percentage.
Customers wishing to sell their share of the property are also
guided through the resales process via the living department

Further details for Private Rental Tenants
Our private rental properties are available on rightmove where we always aim to provide
an upto date description including photographs of every
available property. These properties are intended for
the professional tenant. The successful applicant(s) will
meet our referencing agents criteria and have passed our
agent, 'Letsures' referencing process. An administration
fee is charged to reserve a property which also assists
with referencing costs, the inventory clerk as well as
general paperwork expenses when managing the process. Individual
applicants are charged £125.00. A couples rate of £200.00 applies.
Cost's include VAT. These costs are seperate to the first months
rent and security deposit.
The Benefits for Private Rental Tenants
Firstly living customers benefit from knowing that they will
have a safe home. All new tenancies receive a new NICEIC
electrical safety certificate and a new gas safe registered
gas safety certificate. In additon the home will meet all
the most current House Health and Safety Rating Scheme
requirements and get new locks for each tenancy too.
Living tenants can rely on a swift maintenance and repairs
service. In the event of a hot water or heating issue Living
tenants have an emergency contact number for 'Swale
Heating' which ensures a swift response and repair
time. For all other matters customers also benefit from
having access to the dedicated mhs homes
repairs team.
Living tenants can expect no extra fee's once you have moved
into your new home. Living do not charge tenants for property
inspections, during the checkout proceedure or for
any routine administration. A small charge of £35 is made
for tenancy renewals/changes.
Living customers get security and accountability from Living.
Working in partnership with mhs homes we are not
accountable to private landlords. With controll over these
properties tenants can often expect long term
tenancies. Living also adopt mhs homes complaints policy
so if we haven't got it right first time customers can let us
know in order for us to resolve the problem.
Living tenants have peace of mind knowing that all security
deposits are registered with the tenancy deposit scheme. In
addition to complying with the Housing Act
of 2004 Living's membership to this scheme ensures
that the deposit is protected during the tenancy, where
there is no dispute the deposit is returned promptly, where a
disputes arises an independant case examiner can decide fairly and
quickly on the outcome also ensuring the deposit be paid out
